Perhaps the most important aspect of selling a property in a reasonable timeframe is determining the current market value of a property and offering it at a price that is within a reasonable range of market value. With many years of experience behind me I have become quite proficient at estimating the potential selling price of a property. I do this based on my knowledge of the area, research of recent sales of properties that might be similar as well as a comparison to similar properties currently on the market. Then what I do is give my customers my opinion of a value range of their property, with the highest value most likely taking the longest to sell and the lower end of the range most likely resulting in a more rapid sale. This spread is usually within a range of about five percent. Numerous corporate clients and lawyers regularly rely on me simply for these opinions. For example at a recent trial that I was involved in for my opinion of value of a lakefront property there were several appraisals in evidence. I gave my opinion and the judge said “I have more confidence in Mr. Miller’s opinion because he is dealing with current information and the appraisers by definition are dealing with historic facts, and I happen to know that he has considerable experience in this area”. Once a property is properly priced it is the marketing effort that comes into play. That’s where we agree on the best methods to expose your property to the most people. There are several keys here. One is a good working relationship with other Realtors in the area, so that they will support my efforts. Having been involved at numerous levels of leadership in the Lakes Region Board of Realtors and the New Hampshire Association of Realtors I’ve developed hundreds of personal contacts throughout the Realtor community. In fact the Lakes Region Board of Realtors has even honored me as a Realtor of the Year, a distinction given to one member of this nearly 1,000 member organization each year. So in addition to “what I know” there is also “who I know”. We will also discuss how your property will be advertised. This is an area that has changed dramatically over the past five years. It used to be that newspapers were a strong source of prospective buyers, but newspapers are loosing audiences in this area to the internet. Recent surveys have shown that approximately eighty percent of all buyers now turn to the internet for information on available properties. That’s probably one reason you’re reading this now. In this regard I insure that property owners who hire me will have their properties exposed on the most popular real estate sites. This includes several sites related strictly to New Hampshire real estate, my site, the Nash Realty site and national sites such as Realtor.com. In fact the property information on my site is updated every 20 minutes via live connections with the regional multiple listing system. I do still rely on print media for exposure of properties, but this is mostly local publications and real estate guides such as the Lakes Region Real Estate Guide. It used to be that out of state buyers, especially those from Massachusetts relied on newspapers such as the Boston Globe for information about property in this area. Globe ads used to provide a lot of inquiries. Now they hardly produce any.
